2026 Site & Local Search Audit

The foundation is real.
Seven switches are flipped the wrong way.

You own your domain outright, and you're blogging several times a week with content that reads like a real local practitioner wrote it. But you don't appear anywhere in 25 live map searches centered on your own office, your homepage tells every visitor it's still under construction, and every AI answer engine (ChatGPT, Claude, Perplexity) is blocked from ever seeing your 71 blog posts. None of this needs new content. It needs the switches flipped back.

7critical findings across 5 audit categories
0/25live map searches where you appear, centered on your own office
71blog posts published, real local content already live
0franchise gatekeepers; you own the domain and hosting outright

The short version. You're not starting from zero: you're self-hosted, you genuinely blog, and your reviews are real. Your homepage still shows a "Website Update in Progress" banner to every visitor and to Google. And a Cloudflare default silently blocks GPTBot, ClaudeBot, and every other AI-answer crawler from your site, so ChatGPT and Perplexity can never cite the 71 posts you've already written. Every one of these is yours to fix directly: you own the domain, you own the hosting, there's no franchise platform standing in the way.

Why you're getting this

Teresa introduced us, and we ran the same audit we run for every agent she sends our way: technical crawl, on-page and schema review, blog content quality, and a Google Business Profile check. Every figure below traces to a page we actually fetched or a live API call; nothing here is guessed, and anything we couldn't verify is labeled as such rather than assumed.

01Google Business Profile & the map pack

Nathan has his own individual Google Business Profile, separate from the Keller Williams Lynchburg brokerage listing, which is the right structure for local-pack visibility. A prior draft of this report flagged the profile as pointing to a different address and a different website, sourced from a third-party review aggregator rather than the profile itself. On direct inspection that was wrong. We've removed it rather than leave a corrected number standing next to an error, and going forward this section is limited to what was checked directly.

01

Zero map pack presence for "realtor," searched from his own officeCritical

25 live Google Maps searches on a 5×5 grid centered on his own Keller Williams Lynchburg office (2-mile spacing, roughly an 8-mile-wide area of Forest and Lynchburg VA), searched for "realtor." Nathan does not appear in the top 10 results at any of the 25 points, including the point centered exactly on his own office. Two firms take most of the map: Acree Brothers Realty Team holds the number one spot at 13 of 25 points (52%), Keeton & Co Real Estate at 6 of 25 (24%), and six other agents split one point each.

Acree Brothers' dominance traces to Nathan's old team, confirmedHigh

Nathan confirmed he used to work on the Acree Brothers Realty Team before Haefer Homes. That's very likely why they hold 13 of 25 points here: reviews, citations, and search authority built up under that team name didn't automatically follow him when he left. Worth checking directly in Google Business Profile Manager whether an old listing under Acree Brothers still has his name, phone, or photos attached, and whether any of his past client reviews are sitting on the wrong profile. Cleaning that up (or getting a referral link from the old listing to the new one) is a faster path to map pack visibility than starting an authority-building push from zero.
